Mumbai: you pay for minutes, not square feet
Mumbai rent is a commute purchase. A 1Â BHK in Andheri West or Powai costs roughly what a 2Â BHK does across the creek - what you are buying is an hour of your day, twice a day. The premium scales with proximity to the western line and the sea: Bandra West and Lower Parel at the top, Malad, Kandivali and Borivali as the value end of the western suburbs, and central-line pockets like Ghatkopar and Chembur quietly offering some of the best rent-to-commute maths in the city, especially for BKC.
Navi Mumbai: the most flat for the least money
Navi Mumbai is planned, and it shows: wider roads, newer buildings, parking that exists. Rents run 40-60% below comparable western-suburb Mumbai. Vashi is the established hub, Kharghar and Kamothe the budget favourites with metro connectivity, Airoli the pick for Thane-Belapur-road IT parks and (via the Airoli bridge) Powai. The new airport is steadily pulling jobs and infrastructure south toward Panvel and Ulwe, which is where rents are lowest and construction is everywhere.
The trade-off is straightforwardly cultural: fewer late-night options, and everything interesting in Mumbai proper is a harbour-line ride or an expensive cab away. Families and remote workers tend not to care; 24-year-olds sometimes do.
Thane: township life on the central line
Thane West has spent two decades turning into its own city: gated townships like Hiranandani Estate, lakes, malls and a genuine restaurant scene. Rents sit between Navi Mumbai and Mumbai. It works beautifully if your office is Powai, Vikhroli, Airoli or anywhere on the central line - and less well if you work in the western suburbs, where the Ghodbunder-road or rail crawl eats the savings. Dombivli and Kalyan extend the same logic further out: each stop down the central line trades commute minutes for rent.
How to actually decide
- Start from your office pin, not from area names. Mumbai geography is brutal to cross-commutes; a cheap flat on the wrong line is not cheap.
- Price the door-to-door commute - train + auto both ends, in monsoon. An hour each way is 500 hours a year.

- Visit on a weekday evening. Areas feel completely different at 7pm than on a Sunday morning viewing.
